Rent Payments and Deposits

Rent payments

Rent is due monthly in advance on the 7th of every month. We provide you with a standing order form which you will need to complete and give to your bank.

Six month rent period

We offer tenancy agreements for a minimum 6 month period. We require one month’s notice if you intend to leave before this period ends. After 6 months the contract will automatically carry on month to month as a monthly contractual tenancy.

Bills are included (on most of our properties)

Rent for most of our rooms includes all bills, so there are no hidden extras to worry about. The rent you pay covers council tax, electricity, gas, water rates and, where available, broadband internet access. TV license is not included so if you watch TV you will need to buy your own TV licence.

Some of our flats do not include bills. Please check on the room or flat page for details of whether bills are covered or not.

Deposit

For most of our properties and rooms we require an advance deposit equivalent in amount to five weeks rent.

Within 14 days of the start of your tenancy, we transfer your deposit to the Deposit Protection Scheme where it stays and is protected for the full period of your tenancy.

Return of deposit

At the end of the tenancy we expect you to leave the room/s in the same condition as at the start of your tenancy. At the end of the tenancy the deposit covers costs (if any) for

  • repairs to any accidental damage
  • replacement of any missing inventory items
  • any cleaning necessary
  • management of any of the above

We return your deposit, or the balance of the deposit once agreed, within 10 days of the end of your tenancy.

Check-in Fees

We do not charge any check-in fees.
